There are three categories of buyers for holiday rentals: 1) Investor purchase for income and capital appreciation 2) Buying for eventual retirement with some income in the interim 3) All three - capital appreciation, income and ultimate retirement. Our Golden rules: 1) Proximity to an area of great interest helps enormously e.g. National Parks. In Wales we say that to be within 5 miles of the coast is of tremendous advantage to the length of rental season. Consider what is in the local vicinity that holidaymakers can do/see. 2) The property ideally should be detached. Privacy for holidays cannot be stressed enough. Diluted privacy - from whatever source dilutes demand as well as income and capital appreciation. 3) Consider other profitable locations such as villages and small market towns near coastline, harbours or lakes. They attract the holidaymakers who may wish to walk to the beach, pub or restaurant. 4) For plots you wish to build on, consider land not readily available for standard houses - a copse for a tree house, a small riverbank for a hidden grass roof house, a south facing field for an off-the grid eco-house. For the more unusual house, the property itself can outweigh the location criteria above. The joy of this area of rental is that you can create a property that thinks 'outside the box' on a plot previously considered uninteresting.
